Did you know that Near North Landlords partnered with Affordable Housing Providers of Ontario, a group of like-minded presidents from landlord associations around Ontario, to recommend changes to the Landlord Tenant Board? On June 6, 2019, a small team did a presentation for the executive assistant to Vic Fedeli, Minister of Finance. Our next step is to get these recommendations (presentation) into the Minister of Municipal Affairs and Housing’s office.

LTB on April 30, 2018 Made A Change To Form N9.
The LTB has updated the Tenant’s Notice to End the Tenancy (Form N9). Information has been included under “Important Information from the Landlord and Tenant Board” that explains under what circumstances a tenant may give their landlord a notice to end the tenancy because the landlord did not use the standard lease form. The standard lease form is now required for most tenancy agreements entered into on or after April 30, 2018.

In the mandatory standard lease form, if the tenant will be responsible for paying for electricity measured by a meter or suite meter, the landlord must give the prospective tenant available information about the electricity usage in the rental unit over the last twelve months using the appropriate Landlord and Tenant Board form.
However, if another tenant was paying the utility invoice prior to the new tenant, that information is readily available because of federal regulations about privacy. Near North Landlords Association has addressed this conflict with North Bay Hydro. Please wait for North Bay Hydro's response to that problem.

If a landlord fails to use the standard lease form (see links in the bottom footer) for tenancies that begin on or after April 30, renters can ask for one. If the landlord fails to provide one in 21 days, the tenant can withhold rent for a month!
